Looks like an opportunity for someone. If ad is accurate. One would guess some room in price as a private seller. Rather supports the view that there is a gap between asking price & selling level.

Be aware that while 00353 is the code for Ireland, 0035 by itself is a code used to obscure another number to stop it being traced.
