Home Extension advice? - anyone in the biz.

Hi
I appreciate this is off topic, but hey - i guess you might have a few people on here with experience..
I was wondering if any of you guys know anything about Home extensions. I dont, but im looking at a house to buy that i would like an extension on (single story).
The house is straight across the rear, one room lounge another morning room. Off the back of the house projecting about 2.6m is an outroom used as a utilily room, next to that - across the back of the lounge is a conservatory (olde style) - wood frame.
The size of these 2 existing parts is practically the same size i would want the extension so there are no worries about planning as its all existing buildings (and their are no issues about the plot / neighbours etc).
I would like a single story pitched roof est 7m x say 3m projection split in the middle with a brick wall following the centre line of the house then opened internally to the lounge and morning room (taking all of the exising rear wall out in these rooms.
Across the back of the house it would need window on the kitchen side and double doors / french doors on the lounge side.
so -
anyone got any ideas on the sort of cost i would expect (north west location)
even a (safe) ball park as a guide would be a start..
